We team with investors seeking a fixed return that outweighs savings deposits, typically with between £100,000 to £250,000 to invest for a fixed period of nine to 12 months or more.
What is co-living?
Co-living is a residential community living model for three or more unrelated people living in the same dwelling. With its origins back in the 19th century tenements, co-living is not a new thing but rising property prices, a lack of affordable rentals, and the demise of the ‘job for life’ means today’s professionals need more affordable and flexible living options.
Different to shared living, co-living is a cost-effective way to have a private bedroom and bathroom while being able to afford rent in a desirable location. Benefits include living more sustainably than in a solo dwelling, being part of a community, convenience and cost savings. The co-living experience could involve weekly meals together, movie nights in the communal lounge or after-work drinks.
Our approach
We purchase and develop properties in well-connected areas supported by tightly defined investment characteristics where there is strong tenant demand from professionals. Each property is developed with luxury ensuite bedrooms that are individually let. Tenants enjoy stylish kitchen, living and dining spaces to share, along with practical dedicated washing and drying facilities, with a strong sense of community.
The House of Multiple Occupation (HMO) marketplace is well established and stable, with regulation having evolved progressively over the last 20 years or so. In our experience this provides a more secure investment footing with reduced risk than areas such as serviced accommodation, where regulatory uncertainty, medium-term prospects and tax regime factors remain in flux.
